Disposals
Disposals need to be cleaned from time to time. They can acquire a strong odor over time. We recommend a "foaming" drain cleaner be used or tablets specifically made for cleaning disposals. Also, proper usage of a disposal is key to keeping the odor away as well. When using the unit, first turn the water on, then turn the power on, and then put food down the drain. Never put food in the unit without turning on water and power first.
Refrigerators
Refrigerators rely on airflow to keep things cool. Never overload the unit with food as it can block proper air flow and hurt performance. Also, make sure to never block any of the air ports on the sides and back of the inside of the unit. A refrigerator also has what is called a "condenser" usually located under the bottom of most modern units that looks and works similar to a radiator on a car. It is what removes the heat from inside the fridge and thus cools the air. Condensers have a fan that pulls air in from the bottom and exits the back. Because of this, the condenser can become clogged with dust, dirt, and pet hair. Periodically remove the plate from the bottom front of the unit and clean the condenser with a brush or vacuum.
Washers & Dryers
Front load washing machines need periodic maintenance to keep them working properly. Most units have a filter that needs to be cleaned often and is usually located behind a small door in the front of the unit (some filters are behind a panel at the bottom front of the unit). These units are notorious for a "bad smell" after heavy use. To combat this smell, always leave the door cracked open when not in use so left over moisture can escape. The inside of the seal behind the door should be cleaned often as well because mold can grow inside the "pocket" of the seal itself. Most modern washers have a "clean washer" cycle that should be used periodically with a cleaning tablet or solution to keep it odor-free.
Dryers need proper airflow to work correctly. Even with a lint filter, they still get lint and debris inside the cabinet and throughout air passages. Dryers should be disassembled and thoroughly cleaned periodically to keep them working efficiently. Units are sometimes installed with a "flexible" vent tube that connects the dryers exhaust to the vent on the wall. These should be replaced annually to prevent possible fire hazards. Never over-fill a dryer with clothes, again they rely on proper air flow to work correctly.
Dishwashers
Dishwashers rely on hot water to get best results. Before starting a cycle, turn the hot water on at the kitchen sink and let it get hot, turn water back off and start the cycle. This allows the dishwasher to get hot water immediately as they only use about 1.5 gallons of water per cycle and the water in your pipes is cold. Most units have a filter inside at the bottom. They normally look like a small basket and usually have a little water in them. Be sure to keep the filter clean as it can stop the drain cycle and hurt the performance of the dishwasher. We do not recommend using pods as the soap and rinse aid need to disperse at different times during the cycle. Always use rinse aid in every load. Rinse aid helps dry the dishes as well as preventing spots, and helps clean the inside of the dishwasher as well.
